Waterfront Blackbutt Flooring — Two Levels & Stairs
This Runaway Bay waterfront project involved sanding and finishing blackbutt flooring across two levels, including the stairs.
The home’s open living spaces, upper landing and extensive glazing place the timber prominently within the interior.
A natural raw-look matt finish was selected to complement the architecture while retaining the blackbutt’s grain and individual board character.
The work brought together preparation of the larger floor areas and the detailed sanding required for stairs and transitions between levels.
The photographs show the timber’s appearance in different lighting conditions, from the sunlit waterfront living area to the close-up view of the low-sheen surface.

Timber Floor & Stair Refinishing
Restoring floors across several levels requires attention to both the open areas and the connections between them. Stairs, landings, doorways and perimeter edges involve preparation that differs from sanding the centre of a room.
Chris provides solid timber floor sanding, assessment of suitable engineered flooring, parquetry restoration, damaged-board repairs and stair refinishing in Runaway Bay.
Where floors and stairs are included together, the quotation identifies the areas and staircase components being restored. This allows the work and access arrangements to be planned as a complete project.

A Natural Raw-Look Matt Finish
A raw-look finish describes the intended appearance of the coated timber. It does not mean the floor has been left bare or unprotected.
For this Runaway Bay project, the chosen matt finish kept the emphasis on the blackbutt’s grain and natural variation, with a subdued sheen across the living areas and upper level.
The result on another floor will depend on its timber species, existing condition and selected coating system. Chris can discuss natural-look, matt, satin and gloss options, along with any proposed colour treatment.

Planning Floor Sanding Across Two Levels
When a project includes upstairs flooring and stairs, access needs to be considered before work begins. Furniture removal, movement between levels and the timing of other trades all influence the schedule.
Let Chris know whether the home will be occupied during the work and whether the staircase is the only route to upstairs rooms. Sanding and coating areas need to remain clear, with access restricted when required by the finishing process.
Professional dust extraction and regular vacuuming help control sanding dust. Some fine dust can still occur around edges and detailed stair preparation. Drying, curing and return-to-use instructions are provided for the selected finish.

Floor Sanding Costs in Runaway Bay
The cost depends on the floor area, condition, existing coating, repairs and selected finishing system.
For a property with multiple levels, include the approximate area on each level and the number of stair treads when requesting a quote. Stairs are assessed separately because their edges, corners and other components involve detailed preparation.
Natural-look or specialist finishing systems may also differ in cost from a standard clear finish. Our pricing guide explains starting rates and the factors that influence the final quotation.

Runaway Bay Floor Sanding — Frequently Asked Questions
Can blackbutt flooring have a natural matt finish?
Yes. Our featured Runaway Bay project used a natural raw-look matt finish on blackbutt flooring. Your floor’s condition and the appearance you want will guide the choice of coating system.
Does a raw-look floor still have a protective coating?
Yes. “Raw-look” refers to the appearance of the finish. The timber is coated, with cleaning and maintenance requirements appropriate to the particular system.
Will every board look the same colour?
No. Natural colour and grain variation are part of timber flooring. The photographs show this variation within the blackbutt. Lighting also changes how the floor appears throughout the day.
Can you sand both levels and the stairs as one project?
Yes. The scope can include multiple levels and stairs, with the sequence planned around preparation, coating and access. The quoted staircase components are identified before work begins.
Can I stay in the house while the stairs are being refinished?
That depends on the layout and access to the rooms you need. If the stairs are the only route to bedrooms, staying in the home may be impractical during parts of the work. Discuss this with Chris when planning the project.
When can furniture and rugs return?
Follow the instructions supplied for your selected coating. A floor may be ready for limited foot traffic before it is ready for furniture, rugs or normal cleaning.
