Engineered European Oak Transformation — Palm Beach
The engineered European Oak flooring at this Palm Beach property extended through the main living areas and onto the timber staircase.
The project began with an assessment of the engineered boards and their remaining timber wear layer. Once their suitability for restoration was established, the existing coating was carefully removed and the floor progressively sanded to a fine, consistent surface.
Rather than applying a standard clear coating, we developed a custom two-tone finish onsite. The oak was mechanically wire brushed to open and define its natural grain before white colour was worked into the textured grain structure.
A complementary natural tone retained warmth through the body of the European Oak, while the white grain detailing gave the floor greater texture and visual definition. The completed floor and stairs were protected with a natural matt finish.

Careful Sanding of Engineered European Oak
Engineered flooring requires a different assessment from traditional solid timber. Its sandable surface is determined by the thickness and condition of the real timber wear layer, along with any previous sanding.
For this project, the existing coating was removed using controlled professional sanding equipment. The floor was then progressively refined in preparation for the wire-brushed colour treatment.
Care was required around board edges, walls, doorways and the staircase. Sanding needed to remove the old finish evenly without unnecessarily reducing the European Oak wear layer.
Every engineered floor is different. Suitability should always be assessed before sanding begins, and restoration cannot be recommended solely from the floor’s appearance.

Bona Wire Brushing & White Grain Detailing
Wire brushing selectively removes softer material from the surface of the oak, creating texture and making the natural grain more pronounced.
The process needs to be consistent across individual boards and larger open areas. Excessive brushing can produce an uneven or overly distressed surface, while insufficient preparation may not create enough grain definition for the colour treatment.
For this Palm Beach floor, white colour was introduced into the wire-brushed grain while a natural timber tone remained visible across the face of the boards. This created the two-tone appearance without covering the individual character of the European Oak.
The colour treatment was developed onsite so its depth and balance could be considered under the property’s actual lighting conditions.

A Custom Two-Tone Natural Matt Finish
The objective was to create a lighter, more contemporary appearance while retaining the warmth and natural variation of the European Oak.
White grain highlighting provides contrast within the brushed texture, while the natural tone across the boards prevents the floor from appearing uniformly pale or painted. The result changes subtly with the direction of the grain and the available light.
A natural matt protective finish was applied over the completed colour treatment. The low sheen complements the textured appearance and avoids the reflective look associated with older high-gloss finishes.
Custom colour work should always be considered in relation to the actual timber. Species, board variation, existing stains and previous treatments can all influence the final appearance.

European Oak Staircase Sanding & Refinishing
The European Oak staircase was refinished as part of the same project so its colour and appearance would coordinate with the surrounding floors.
Open staircases require detailed preparation. Each tread, edge and junction must be worked individually, and restricted areas that cannot be reached with larger floor-sanding equipment require smaller machines and careful hand preparation.
The staircase received the same wire-brushed two-tone treatment and natural matt finish as the main flooring. Continuing the finish across the floors and stairs created a consistent result throughout the property.

Planning Floor Sanding in Palm Beach Homes & Apartments
Before work begins, consideration needs to be given to furniture removal, access, other trades and the time required for each coating stage to dry.
Apartment projects may also involve lift access, contractor registration, parking restrictions and permitted working hours. Please mention any body-corporate or building-management requirements when requesting your quotation.
Professional sanding equipment and dust extraction help control airborne sanding dust, although some fine dust can still occur during detailed edge work, staircase preparation and hand sanding.
You will receive guidance about foot traffic, furniture, rugs, cleaning and protecting the new finish while it cures.

What Does Floor Sanding Cost in Palm Beach?
The cost of sanding and refinishing a timber floor depends on its area, construction, condition, existing coating and selected finish.
Engineered flooring needs to be assessed for sanding suitability. Repairs, stairs, detailed edges, difficult coating removal, wire brushing and custom colour treatments can also add to the preparation and labour required.
A specialised two-tone finish involves considerably more work than applying a standard clear coating because the sanding, texture and colour stages must work together consistently.
For an initial discussion, send Chris several clear photographs, the approximate floor area and details of the appearance you would like to achieve.

Palm Beach Floor Sanding — Frequently Asked Questions
Can engineered European Oak flooring be sanded?
It may be possible, but the remaining real-timber wear layer, floor condition and previous sanding must be assessed first. Not every engineered floor is suitable for another full restoration.
What is a wire-brushed timber finish?
Wire brushing removes some of the softer surface material and highlights the timber’s grain structure. It produces a textured appearance that can also accept contrasting colour within the grain.
Can you create a custom floor colour onsite?
Yes, where the timber and selected finishing system are suitable. Samples and colour treatments can be considered under the lighting inside the property, but natural timber variation means the finished floor will not be completely uniform.
Can you make an older timber floor look lighter?
Removing an ambered coating can immediately change its appearance. White, raw-look or other lighter colour treatments may also be possible, depending on the timber species, condition and previous contamination.
Can the staircase be refinished with the floor?
Yes. Refinishing the floor and stairs together allows the colour and sheen to be coordinated. Staircases require additional detailed machine and hand sanding around treads, edges and balustrade components.
How long will the work take?
Timing depends on the floor area, repairs, staircase detail and finishing system. Custom wire brushing and colour work require additional preparation compared with a straightforward clear refinishing system. Chris will explain the expected schedule before work begins.
When can furniture and rugs return?
Drying and full curing are different stages. Instructions will be provided for the selected finish, including limited foot traffic, furniture replacement, cleaning and when rugs can safely return.
