Brushbox Floor Repairs & Refinishing — Kingscliff
This Kingscliff project required more than sanding and recoating. An opening within the existing Brushbox floor first needed to be repaired so the area could be integrated back into the surrounding timber flooring.
Repair work was completed before the final sanding stages. The existing floor was then progressively sanded and refined to create a consistent surface across the original boards and repaired section.
A solvent-based sealer was selected to bring out the natural depth and warm colour variation of the Brushbox. The floor was then protected with a premium two-component matt coating system.
The result retained the rich character of the timber without the highly reflective appearance of a traditional gloss finish.

Repairing an Opening in the Existing Timber Floor
Openings left by removed fixtures, services or previous renovation work cannot simply be disguised with filler. The surrounding structure and flooring need to be assessed before suitable timber can be installed.
The aim is to reinstate the floor securely while making the repair work with the direction, dimensions and character of the existing boards.
Replacement timber is sourced to match the existing floor as closely as practical. However, differences in age, natural colour, grain and previous exposure mean a repair may not become completely invisible.
Sanding and refinishing the wider floor helps bring the repaired and existing boards together. The final result should be judged as a carefully integrated timber repair rather than an artificial colour match.

Professional Sanding & Surface Preparation
A consistent coating begins with careful surface preparation. The existing finish must be removed and the timber progressively refined without leaving visible sanding marks, rough edges or uneven transitions.
Separate attention is given to perimeter areas, corners, doorways and repaired sections that cannot be prepared effectively with the main floor-sanding equipment.
Professional belt, multi-head and planetary equipment is used where appropriate for the floor and each stage of preparation. Dust extraction and regular vacuuming help control sanding dust throughout the work, although some fine dust may still occur during detailed edge and hand sanding.
The finished surface is carefully inspected before the selected sealer and coating system are applied.

Bringing Out the Natural Colour of Brushbox
Brushbox is known for its natural colour variation, which can range from lighter brown and pink tones through to deeper reddish and chocolate colours.
A solvent-based sealer was used on this Kingscliff floor to enhance that depth and bring the variation between individual boards to life.
The sealer creates a richer appearance than a raw-look finishing system. This made it suitable for a project where the aim was to celebrate the timber’s warm character rather than keep it close to the colour of freshly sanded wood.
Natural variation remains visible after refinishing and should be expected. Lighting, board orientation and grain structure can make adjoining boards appear different even though the same coating system has been applied.

Solvent-Based Sealer with a Premium 2K Matt Finish
The sealer and topcoat perform different roles within the finishing system.
The solvent-based sealer enriches the colour and grain of the Brushbox, while the premium two-component topcoat provides the protective wearing surface.
A matt sheen was selected to reduce strong reflections and create a more contemporary appearance. Matt does not mean the timber looks flat or lifeless—the richness created by the sealer remains visible beneath the lower-sheen protective finish.
Chris can explain the differences between solvent-based, water-based and natural-look systems, including how each option may influence colour, sheen, durability and maintenance.

A Rich Timber Colour Without a Glossy Appearance
Choosing a matt finish does not mean sacrificing the natural colour and character of the timber.
On this Kingscliff floor, the solvent-based sealer highlighted the darker and lighter tones within the Brushbox, while the matt topcoat kept surface reflection controlled.
This combination worked well with the renovated kitchen and open living area. The timber remained a strong design feature without producing the highly polished appearance associated with older gloss coatings.
Sheen and colour should be considered separately. A floor can have rich colour with a matt finish, or a lighter natural appearance with a satin finish. Chris will explain the options that suit your existing timber and preferred result.

Planning Your Kingscliff Floor Restoration
Before work begins, consideration needs to be given to furniture removal, access, other trades and any repair work required before sanding.
For renovations, timber repairs and sanding should be coordinated with cabinetry, painting and other building work. The floor area must remain clear during preparation, and traffic needs to be restricted while coatings dry and begin curing.
Coastal conditions, ventilation and the selected coating system can also influence drying and project scheduling.
You will receive instructions covering limited foot traffic, furniture replacement, rugs, cleaning and protecting the new finish during early use.

What Does Floor Sanding Cost in Kingscliff?
The cost of sanding and refinishing a timber floor depends on its area, condition, existing coating, access and the finish selected.
Board replacement, structural openings, difficult coating removal, detailed edges, stairs and custom staining may require additional labour and materials.
Repairs are assessed individually because their cost depends on the affected area, access beneath the floor and the availability of compatible replacement timber.
For initial advice, send Chris clear photographs, the approximate floor area and close-up images of any damaged or missing sections.

Kingscliff Floor Sanding — Frequently Asked Questions
Can missing sections of a timber floor be repaired?
Often they can. The structure, board dimensions, timber species and direction of the existing flooring need to be assessed before a repair method is recommended.
Will the replacement boards match perfectly?
Replacement timber is sourced to match as closely as practical, but differences in age, grain, colour and exposure can remain. Sanding and coating the surrounding floor helps integrate the repair.
What does a solvent-based sealer do?
A solvent-based sealer generally enriches the colour and grain of the timber. On Brushbox, it can highlight the species’ warm reddish, brown and chocolate tones.
Does a matt coating make the floor look dull?
No. Matt refers to the level of reflected light, not the depth of colour. A solvent-based sealer can create rich timber colour beneath a lower-sheen matt topcoat.
Can you use a water-based finish instead?
Water-based and other finishing systems may be available. The right choice depends on the timber, preferred colour, expected wear and maintenance requirements.
Will sanding remove every mark?
Surface wear can often be significantly improved. Deep staining, board damage or older repairs may remain where removing them would require excessive sanding.
How long will the work take?
Timing depends on the floor area, repairs and coating system. Your expected schedule and access requirements will be discussed before the work begins.
When can furniture and rugs return?
A coating can be ready for limited foot traffic before it has fully cured. You will receive instructions for furniture, rugs, cleaning and protecting the floor during early use.
