Hope Island Timber Floor Restoration — A Completed Project
At this Hope Island property, the existing engineered timber floor had previously been covered with tiles. Following tile removal, we assessed the flooring and carefully sanded and prepared it for restoration.
A liming white wash created a lighter, contemporary appearance while retaining the timber’s natural grain and character. The floor was then protected with a premium 2K matt coating system.
This project demonstrates what can be achieved when an existing engineered floor is suitable for restoration. Each floor needs individual assessment, including its remaining timber wear layer, condition and any previous sanding.

Refresh Your Floor’s Colour & Finish
Having your floors sanded and polished does not mean you need a high-gloss finish. Matt, satin and natural-look options can refresh the appearance of your timber while providing a new protective coating.
Whether you want to update an older amber finish, introduce a darker stain or explore a lighter colour treatment, the available result depends on the timber species, existing condition and previous treatments.
Chris can explain suitable options, including professional water-based coatings, two-component polyurethane finishes and hardwax oil systems, considering appearance, expected wear and ongoing maintenance.

Careful Sanding & Surface Preparation
A consistent finish starts with careful preparation. We remove the existing coating and progressively refine the timber, giving separate attention to edges, corners, doorways and transitions.
Professional belt, multi-head and planetary sanding equipment is used where appropriate for your floor and each stage of preparation. The aim is to produce a consistently prepared surface ready for the selected stain or coating system.
Dust extraction and regular vacuuming help control sanding dust throughout the work. Some fine dust can still occur, particularly during detailed edge work and hand preparation.

What Does Floor Sanding Cost in Hope Island?
The price of sanding and refinishing your floor depends on its area, condition, existing coating, access and the finish you choose.
Repairs, custom staining, stairs and difficult coating removal can require additional preparation and are assessed as part of your quotation. Smaller areas may attract a minimum project charge.

Hope Island Floor Sanding — Frequently Asked Questions
Can my engineered timber floor be sanded?
It depends on the remaining timber wear layer, the floor’s condition and any previous sanding. Our Hope Island project shows one successful restoration, but each engineered floor needs individual assessment before sanding is recommended.
Will sanding remove every scratch and dark mark?
Surface wear can often be substantially improved. Deeper staining, damage and previous repairs may remain visible where removing them would require taking away too much timber. Chris will discuss likely limitations when assessing your floor.
How long will the work take?
The schedule depends on the floor area, repairs, staining and coating system. Allowance is needed for both the work itself and drying between coats. Your expected schedule will be discussed before work begins so you can plan furniture removal, access and other trades.
Can I stay at home during the work?
This depends on the property’s layout, access and selected finish. If the work includes your kitchen, entrance, hallway or stairs, staying in the property may be impractical. We’ll discuss access arrangements before the start date.
When can furniture and rugs go back?
A coating can be dry enough for limited foot traffic before it is fully cured. You’ll receive instructions for your particular finish, including when furniture and rugs can return, when cleaning can begin and how to protect the floor during early use.
