Brushbox Floor Transformation After Carpet Removal
This Hollywell project revealed an old brushbox timber floor that had been hidden beneath carpet and had never previously been professionally sanded.
After the carpet was removed, the boards showed paint marks, adhesive residue, surface damage and years of wear. The floor required progressive sanding and detailed preparation to remove the surface contamination and refine the timber to a fine, consistent finish.
A custom stain was then applied to develop the selected colour before the floor was protected with a professional LOBA 2K Duo Satin coating system.
The completed restoration transformed the previously concealed boards into a strong interior feature while retaining the natural grain and variation of the original brushbox.

Restoring Timber Floors Hidden Under Carpet
Removing carpet can reveal an original timber floor worth restoring, but its condition cannot be fully understood until it is exposed.
Previously covered floors may contain paint, adhesive, staple or nail holes, damaged boards, uneven colour and marks left by earlier alterations. Some areas may require repairs or additional preparation before sanding can proceed.
Chris assesses the existing timber and explains what can reasonably be improved. The objective is to restore the floor professionally while retaining the character of the original boards.

Staining & Refinishing Brushbox Flooring
Brushbox naturally contains rich colour and variation between individual boards. Applying stain can deepen or adjust its appearance, but careful sanding and fine preparation are essential because colour can highlight inconsistencies left in the surface.
The Hollywell floor was prepared to a fine finish before staining and coating with LOBA 2K Duo Satin. The satin sheen provides a refined appearance without the stronger reflection associated with a traditional gloss floor.
Every existing floor responds differently to stain. Timber species, age, previous contamination and repairs can all affect the colour, so natural variation should remain expected.

Careful Preparation Before Staining
A stained floor depends heavily on the quality of the surface preparation beneath it.
The existing boards are progressively sanded rather than being taken from a rough surface to the final finish in one step. Edges, corners and detailed areas are separately prepared and blended into the main floor.
Professional sanding equipment and dust extraction help control airborne dust throughout the work. Some fine dust can still occur, particularly around edges and hand-prepared areas.
Once the floor has been refined and cleaned, the colour and compatible protective coating system can be applied.

Floor Sanding Costs in Hollywell
The cost depends on the floor area, condition, existing contamination, repairs and finishing system.
Floors uncovered beneath carpet can require additional work to remove paint, adhesive or other residues. Custom staining also involves extra preparation and colour-application stages compared with a straightforward clear finish.
Send photographs after the carpet has been lifted where possible. Our pricing guide explains current starting rates and other factors that may affect the quotation.

Hollywell Floor Sanding — Frequently Asked Questions
Can timber flooring be restored after carpet removal?
Often, yes. The timber needs to be exposed and assessed first. Its condition, thickness, previous alterations and surface contamination determine the preparation and repairs required.
Will sanding remove all paint and adhesive marks?
Many surface marks can be removed or substantially improved. Deep staining or contamination may remain where excessive sanding would damage or unnecessarily thin the boards.
Can damaged boards be repaired before sanding?
Where appropriate, damaged boards can be repaired or replaced before final sanding. Replacement timber is selected to match as closely as reasonably possible, although differences between new and aged boards may initially remain visible.
Can an old brushbox floor be stained?
Brushbox can be stained, but its density, grain and natural colour variation affect the result. Careful preparation is essential, and natural differences between individual boards should still be expected.
Why does the coating look glossier while it is being applied?
A freshly applied coating can appear considerably more reflective while wet. The final sheen develops as the product dries and cures according to the coating system.
When can furniture and rugs return?
Drying and full curing are different. Chris will provide instructions for limited foot traffic, furniture, rugs and cleaning based on the finishing system used.
